Zoning and Subdivision Ordinance Update
King George County, Virginia
Berkley Group has performed an extensive update to King George County’s Zoning and Subdivision Ordinances. The project outcome is a single, streamlined ordinance that implements the County’s newly adopted Comprehensive Plan, answers the desires of the community, and is compliant with the Code of Virginia. This update is the first comprehensive revision to the ordinance since its initial adoption. The ordinance focuses on balancing growth; ensuring a competitive advantage with development regulations; and incorporating community priorities, such as preservation of rural character, inclusion of landscaping and screening provisions, and increased commercial growth.
The project began with a diagnostic of the County’s Zoning Ordinance and Subdivision Ordinance and continued with robust public engagement, including stakeholder meetings, two public workshops, and a public survey. The drafting of the ordinance occurred through bi-monthly meetings with Planning Commission to review draft articles, a public open house, joint refinement sessions with the Planning Commission and Board of Supervisors, and then public hearings for adoption. Adoption occurred in December 2023. Final deliverables included updating their application documents to align with the new ordinance.
